ملاط­ها بخش جدایی‌ناپذیر در ساخت بنا­های تاریخی و حتی امروزی بوده در بخش‌های مختلف بنا کاربرد دارد، بنابراین برای ایجاد بنای با کیفت و پایداری خوب در طول زمان می­بایست در بهبود و ارتقای کیفیت ملاط­ها و مصالح تلاش­هایی انجام داد. ملاط گچ نوعی ماده معدنی بوده و ساختاری بلوری و شبکه هگزاگونالی دارد و در حالت کلی مهم­ترین عوامل در تغییر خواص ملاط­های گچی به سه حالت نوع معدن، نوحه پخت و افزودنی­ها وابسته است به همین منظور هدف از انجام این پژوهش مروری بر نحوه تأثیر عوامل گفته‌شده بر خواص ملاط­ها خواهد بود. که در راستای این هدف مطالعات کتابخانه­ای تنها روش پژوهش خواهد بود. با توجه گسترده معادن گچ در محیط­های متنوع اولین عامل تأثیرگذار در خواص گچ نوع معدن و محیط معدن است  به‌طوری‌که در معادن مختلف، ژیپس دارای ناخالصی و شرایط رشد بلوری متفاوتی بوده که این امر منجر به تولید ملاط گچی خاص در معادن مختلف می­شود. نحوه پخت و افزودنی­ها که از عوامل دیگر تأثیرگذار در ملاط گچی است؛ هرکدام به نحوی در ساختار ملاط­ها تأثیرگذار خواهند بود. برای مثال پخت گچ در دما­های مختلف، فاز­، رنگ و اندازه­های متفاوتی در بلور­های گچی را ایجاد می­کند. افزودنی­ها نیز در بخش­های مختلفی از خواص گچ را تحت تأثیر قرار می­دهد که این بخش­ها می­تواند شامل تأثیرهای مقاومتی(مقاومت فشاری، کششی و سایشی)، زمان‌گیرش و مقاومت در مقابل رطوبت باشد؛ مثال مناسب اکسید­ منیزیم و آلومینو سیلیکات­ها است که هرکدام باعث افزایش مقاومت­های فشاری و زمان‌گیرش در ملاط گچ می­شود.
